The Manual Workflow, Step by Step
In most CRE lending operations, due diligence ordering doesn’t even begin until 7 to 10 days after underwriting is initiated. Then comes the manual work: contacting vendors for quotes, selecting a firm, developing and sending engagement letters, printing and signing authorization, scanning it, and emailing it back. From that point, there’s no visibility into progress until the completed report arrives—by email, Dropbox, or FTP—and is manually filed.
Then it repeats. For every report type. Across every vendor. Each on its own timeline.
Why This Doesn’t Scale
The inefficiency is more than frustrating. As loan volume increases, manual touchpoints multiply at the same rate. A single late report can stall the entire review process and push a closing date. There’s no dashboard, no status update, no way to get ahead of a delay until it’s already impacting the deal.
For lenders trying to scale production without adding headcount, manual due diligence workflows are a ceiling, not a speed bump. They cap what your team can realistically handle and introduce preventable risk into every pipeline.
The good news is that this is one of the most solvable problems in CRE lending—if you have the right infrastructure in place.
A Better Way Forward
In this white paper, CEO Anthony Romano explores the challenges around managing due diligence during the loan origination process and CREtelligent’s solution: a single platform to manage all due diligence, from environmental and property condition assessments to valuations and more. Learn how to scale your lending operation by leveraging technology and streamlining due diligence management.
Four Systemic Challenges
Manual ordering and delivery is just one of four systemic challenges compounding across every loan in your pipeline. CREtelligent’s white paper, “The Hidden Cost of Complexity“, also examines how property and parcel misidentification creates costly scope errors, how fragmented collateral data bogs down underwriting, and how bloated vendor panels drive unsustainable overhead. Download the full white paper to see the full picture—and how a purpose-built platform eliminates each inefficiency at the source.
